Today, February 7, 2012 the active listings for single family homes dropped below 8000 in metro Denver according to my search parameters. The number I came up with was 7933. If you want my data, I will share it so you can see it raw...just send me an e-mail

January 3, 2011 there were 13,112 single family homes on the market. 

January 3, 2012 there were 8,088 single family homes available on the market. 

AND, in 2011 we sold AND CLOSED more single family homes than we did in 2010. The average sale price varied less than one percent...neighborhood is the difference. The trend continues... do not wait.

The time is now to be bold, face the fear, and make the move.

This Realtor is still in business! Is your friend's?

 

Recently I had a friend from the train club complain his Realtor had decided to not list and sell homes anymore...it was too tough a business.  My friend had discovered this quite by accident as all of a sudden folks were calling him to re-list his house because they said his listing had expired? So he called the broker and got the lame excuse that he was putting his license "ON-ICE” (in-active status) which is normally followed by “if somebody wants to buy a place I can re-activate it easily”. 

​The truth is 40% of the real estate brokers in Denver did not close a single deal last year. That surprised me when I heard it from my attorney! However, when I recall how many I saw at Costco with their vest on, the Wal Mart Store stocking shelves and the Walgreens manning the cosmetics (I was Christmas shopping!) I really am not surprised. 

What makes one Realtor successful and another not so much? Is it just marketing, cards, letters, ads? ​That takes me to a question for you...has this e-mail newsletter been enough contact for you? Or do you prefer the actual mail in the hand that USPS delivers? And what about my social media? Is Twitter, Facebook, LinkedIn, etc. something you enjoy staying in touch with?
